<p>Go after them now, but don&#8217;t neglect your purchase referral sources or they will neglect you when you are asking for their business later&#8230;  As originators and this is my (for what it&#8217;s worth) opinion, we should spend 60% of our time working on our business (marketing/cultivating relationships/etc.) and 40% working in our business&#8230;</p>

			<content:encoded><![CDATA[<p>How many of you out there are new in the business, and only got into the business because rates and business were great??  From some of these emails I see, I take it this fits a lot of you.  Do those of us that have been in the business for years a favor and do a little research and training on the industry and continuing education, because it&#8217;s the inexperienced ones that are making big mistakes and only care about the quick buck and are giving those of us that have made this our career, a bad name.  But, when rates go back up, and they will, the refi&#8217;s will dry up and you&#8217;ll be back to what you were doing before you decided to go after the quick buck.  A word of advice&#8230;a little thought and studying lenders&#8217; products will do us both a great deal of good.  think about servicing your customer rather than taking the easy way out.</p>

A better idea is to enroll in a mutual fund program and take the extra principle you are paying and invest.  Over a 10-15 year period you should earn alot more than 5%.  The 5% is 7% x .65 which is actually 4.55. However I use 5% since with standard deduction there may be some variance in there. All you accomplish by paying down your mortgage is make it an easier target for a lawsuit or foreclosure.</p>

<p>Tell them to do it themselves (pay 1/12th of their monthly payment extra each month) and it does the same exact thing, i.e. 1 extra payment per year, pays off in 23 years instead of 30 years, yada yada yada&#8230;.Then they don&#8217;t have to pay a sign up fee and transaction fees per auto debit like some scammers try to do, or the lender charges the borrower sometimes .75 pt in a hit to the rate pricing to you to set up (like Bank of America does).  It&#8217;s a total joke how this bi-weekly program took off in the first place.  Some people made some nice coin off of other&#8217;s lack of knowledge.  And with today&#8217;s low rates, why would anyone want to put any extra money on a mortgage in the first place.  Ya, you save on eliminating some interest, but that extra money could have easily made double that in return elsewhere. Heck, a 4th grader can make 12-14% return in any investment.  Come on&#8230;.THINK!</p>
